One-bedder at The Clift for sale at $1.2 mil

Edmund Tie’s next public auction will take place on Saturday, March 27. A 495 sq. ft. one-bedroom unit in The Clift at McCallum Street along District 1 is up for grabs.

The unit located on the 23rd floors has a list price of $1.2million, or $2,424/sqft.

This auction marks the first time this unit has been offered for sale since its original purchase. Records indicate that this unit was bought for $950,000 (or $1,919 per square foot) on 20 March 2020.


The property has been listed while the owner restructures a part his investment portfolio. The unit’s tenancy will end in November and the owner will sell it with that tenancy. That will allow for immediate rental income to be provided by the new owner.


In psf-terms, prices ranged from a $1.55 million (818 sq ft), sold on December 2023 ($1,895/psf), to a $1.62million ($2,090/psf), sold on September 2023 for a 750 sq ft (7th floor) unit.


The Clift’s latest resale took place on January 5, 2018. The 14th-floor unit of 495 sq.ft. was sold for $1,959/sq.ft.


This development had a good number of sales. This development may not be rare in terms sales, but it remains an option for the current market.


Tan also notes that The Clift remains in high demand on the resale sector, which is indicative of its appeal to owners and investors seeking to diversify their properties with this kind of property.


The Clift, located on Maxwell Road in Tanjong Pagar, is opposite Amoy Street Food Centre. The Telok Ayer Protection Area also has bars, restaurants, and cafes along Amoy Street. Ann Siang Hill Ann Siang Road Club Street, all of which are part Chinatown Conservation Area.


Tanjong Pagar Station lies on East-West Line. Telok Ayer Station lies on Downtown Line. Shenton Way Station lies on Thomson-East Coast Line.

Tanjong Pagar, another area with high-rise apartments is also in the CBD. This includes the 646-unit Icon(completed 2007), the 282-unit Altez(completed 2014), and Skysuites @Anson (336-units) (completed 2014).


Icon is Tanjong Pagar’s first highrise residential development. In February of this year, a unit measuring 560 sq.ft. and containing one bedroom changed hands for $1.085 million ($1.930 psf).


In Altez on Enggor Street a duplex measuring 861 sq.ft. was sold for 1.55 million dollars ($1,800 per sq.ft.) based on an URA Realis caveat.


Skysuites @ Anson is located at Enggor Street. A 667 sq.ft. two-bedder changed hands in February for $1.595mn ($2,390psf).
